The Challenge

This academic medical center required a comprehensive Scan-to-BIM program to document existing conditions for renovation planning. Legacy drawings were insufficient the as-built reality deviated significantly from original documents and construction teams needed accurate spatial data before committing to renovation scopes.

Our Approach

The team led the full Scan-to-BIM process: field scanning with point cloud registration, Revit model development from point cloud data, QA/QC comparison of model geometry versus scan data (deviation analysis), and coordination of BIM model handoff to the construction and design teams.

Outcome

Accurate as-built Revit model with full QA/QC deviation reports, enabling renovation teams to plan with confidence. Model used as base for renovation design coordination and shop drawing production.

Multi-discipline coordination in Navisworks covered the full range of MEP systems including fume hoods, lab exhaust, specialty gases, and clean utilities specific to research environments. Constructability reviews and a 4D construction model were delivered to support the phased construction program.

Led VDC for a 5-story, 70,000 SF biomedical research facility expansion requiring precise coordination of laboratory MEP systems including clean-room HVAC, specialty exhaust, and controlled environment utilities. New construction connections to the existing facility structure were modeled and coordinated to ensure structural and MEP tie-ins were conflict-free before installation. Laser scanning documented the existing building conditions to inform accurate as-built modeling and conflict detection at the expansion interface. A 4D construction model and constructability reviews were delivered to support the phased construction schedule and minimize disruption to active research operations.
